Adron Homes cuts power in Simawa estate sparking legal showdown as residents reject service charges and demand control of their community
[dropcap]T[/dropcap]here is escalated tensions as Adron Homes cuts power at the City of David Estate in Simawa, Ogun State, where 21 homeowners say the company cut electricity to punish them for going to court.

The residents accuse the real estate firm of overstepping its role by refusing to hand over control of the estate and demanding unauthorised service charges.
The dispute began when 31 landowners filed a lawsuit challenging Adron Homes’ claim to sole authority over estate management.
They say the company continues to act as if it owns the entire estate, despite residents paying fully for their land and contributing to shared infrastructure.
“When we bought the land, we understood the estate was for residential use, and a few commercial uses. We were told to pay development fees for the common areas, and we did,” said one of the residents involved in the case.
The conflict intensified after Adron Homes appointed a facility manager without resident approval and introduced a ₦250,000 annual service charge.
Homeowners argue this move is not supported by any contractual agreement and violates their rights.
“The contract we signed does not grant Adron Homes the right to manage the estate. That is what we are challenging in court,” another resident said. “They cannot impose themselves as the manager of the estate.”
Although a court order issued in January instructed both parties to maintain the status quo, Adron Homes reportedly cut off power to 21 litigants in early May.
The affected homeowners say they received no warning beyond a letter demanding payment for services that do not exist.
“How can they demand a service charge when they offer no service?” asked one frustrated resident.
“We provide our own security, clean our surroundings, and handle waste disposal. We’re even paying separately for the electricity we use.”
Residents note that Adron’s power supply comes at a premium because it is not yet connected to the Ibadan Electricity Distribution Company. They argue that adding a large service charge on top of this is unjustified.
On June 20, Adron Homes sent another email demanding proof of maintenance fee payment. In response, the City of David Residents Association advised members not to comply.
They reminded homeowners that Adron had failed to provide any active services and that the case remains unresolved in court.
“They’ve ignored the court’s order and used power cuts to apply pressure,” said one association executive. “It’s about control. They want us to abandon the lawsuit or live without electricity.”
Adron Homes has not responded to media enquiries. Emails sent by journalists on May 20 went unanswered, and six weeks later, the company has yet to make any public statement on the matter.
The residents argue that estate management should now rest with them, as the development phase is complete.
They believe Adron’s refusal to step back contradicts their agreements and threatens property rights.
With the power still off, many affected homeowners are relying on generators and private arrangements to maintain daily life.
But they say this fight is about more than electricity — it’s about fairness and the right to control the community they helped build.
They hope the court will bring clarity and establish a legal boundary that protects homeowners from what they see as exploitation. Some believe the case could set a national precedent on the limits of developer authority.
