How to apply for FMBN’s ₦50m housing loan

The Federal Mortgage Bank of Nigeria (FMBN) offers eligible National Housing Fund contributors access to mortgage financing of up to ₦50 million at 6% interest per annum, with a maximum repayment period of 30 years.

The facility can be used to buy, build, improve or renovate an owner-occupied home.

The scheme is designed to provide long-term housing finance at a concessionary rate, although applicants are not automatically entitled to the full ₦50 million. The amount approved depends on factors including affordability, income and the value of the property.

FMBN currently provides the facility to accredited Primary Mortgage Banks at 4%, for onward lending to eligible NHF contributors at 6%. The property being financed serves as security for the loan.

Here is the process, step by step.

1. Register for the National Housing Fund

The first requirement is to become an NHF contributor. FMBN’s published conditions state that applicants must be Nigerian citizens aged 18 or above and must have contributed to the NHF for at least six months. Applicants must also show evidence of a regular income capable of supporting repayment.

FMBN provides an online portal where individual contributors can register and manage their NHF accounts.

The portal requires details including an email address, phone number and BVN during individual registration.

2. Make at least six months of continuous contributions

After registering, the applicant must maintain continuous NHF contributions for a minimum of six months before becoming eligible for the mortgage facility.

The six-month requirement is important because registration alone does not make an applicant immediately eligible for the loan.

3. Check your NHF contribution record

Before applying, contributors should verify that their payments have been properly recorded. FMBN’s digital platform allows contributors to access statements of account and manage relevant account information.

This step can help identify missing contributions or incorrect personal details before a mortgage application is submitted.

4. Choose an FMBN-accredited mortgage institution

Applicants do not normally apply directly to FMBN for the NHF mortgage. FMBN’s conditions require applicants to apply through a duly licensed and FMBN-accredited mortgage loan originator or Primary Mortgage Bank of their choice.

The accredited institution will provide the mortgage application form and guide the applicant through the process.

5. Obtain and complete the mortgage application form

The application form is obtained from the selected accredited mortgage institution.

The applicant will provide information about income, employment, NHF contributions, the proposed property and the intended purpose of the loan.

6. Prepare the required documents

Applicants should prepare documents supporting their identity, income, NHF contributions and property.

Depending on the type of application, the mortgage institution may require evidence of NHF contributions, proof of income, employment records, property title documents, valuation documents and construction-related documents where the loan is being sought to build a house.

The exact requirements can vary according to the applicant’s circumstances and whether the loan is for purchasing, constructing or renovating a property.

7. Choose the property or housing purpose

The NHF mortgage can be used to purchase a residential property, construct a home or renovate or improve an existing residential property.

The property must satisfy applicable legal and planning requirements and provide sufficient security for the loan.

8. Submit the application

Once the form and supporting documents are ready, the applicant submits them to the chosen accredited mortgage institution.

The mortgage institution reviews the application, including the applicant’s income, documentation and ability to repay the loan.

9. Undergo an affordability assessment

FMBN’s published conditions state that no more than one-third of an applicant’s income should be committed to servicing the NHF loan.

This means the maximum ₦50 million facility is not guaranteed simply because an applicant meets the basic eligibility requirements. The applicant’s income and repayment capacity will influence the amount that can be approved.

10. Have the property valued and legally verified

The proposed property undergoes valuation and legal checks.

FMBN requires the property to comply with relevant planning laws and regulations and to have sufficient value to recover the loan.

The property also serves as security and is subject to the required mortgage arrangements and insurance against specified hazards.

11. Wait for loan approval

After the mortgage institution completes its assessment and the relevant conditions are satisfied, the application proceeds through the FMBN mortgage financing process.

The approved amount will depend on the applicant’s affordability and the applicable conditions rather than simply the ₦50 million ceiling.

12. Receive the loan disbursement

Once the loan has been approved and all conditions precedent to disbursement have been met, the funds are released through the mortgage loan originator for the approved housing purpose.

13. Repay the loan

NHF mortgage loans currently carry an interest rate of 6% per annum for contributors, with a maximum repayment period of 30 years, subject to factors including the applicant’s age, income and years in service.

The longer repayment period is one of the features intended to make the facility more affordable than many conventional mortgage options.

The current ₦50 million ceiling is also important because some older FMBN documents still reference a ₦15 million maximum.

FMBN’s current NHF Mortgage Loan product page now states that contributors can access up to ₦50 million, subject to affordability and other lending conditions. Applicants should therefore rely on the latest terms from FMBN and their accredited mortgage institution.

Applicants should also be wary of people claiming they can secure an FMBN mortgage in exchange for unofficial payments.

Using an FMBN-accredited mortgage institution and verifying any requested charges can help reduce the risk of fraud.

For contributors ready to begin, FMBN’s official website provides information on the NHF Mortgage Loan, while its online portal provides access to contributor registration and account services.

The FMBN housing loan can provide a potentially important route to home ownership, but applicants should approach it as a formal mortgage process rather than a cash grant.
